Time Plan: Weekly one day walk around should be done for a maximum period of 1 hour.
Zone bifurcation:- should be done based on this time period.
Tickets should be generated and completed through the week before the next walk around date.
Review Previous Reports: Before starting, review previous inspection reports of the zone and maintenance logs to be aware of recurring issues or areas that need special attention.
Carry Necessary Tools: Equip yourself with a checklist, notepad, camera phone flashlight, and any other tools that might be needed for a thorough inspection.
2. Start with Common Areas :-
- Lobby and Entrances :- Check the cleanliness and condition of floors, walls, and ceilings. Inspect lighting fixtures for functionality and replace any burnt-out bulbs. Ensure doors, especially automatic ones, are operating smoothly and that security features are functional.
- Hallways and Corridors:- Ensure all exit signs are clearly visible and in working order. Check for cleanliness, including dusting and vacuuming of carpets or mopping of floors. Look for any signs of water damage, mold, or leaks on ceilings and walls.
- LIFTS:- Test Lift functionality, including doors, buttons, and emergency alarms. Ensure the interior is clean and well-lit. Check for any unusual noises or delays in operation.
- Stairwells:- Ensure stairs are clean, well-lit, and free from obstructions. Check handrails for stability and ensure emergency exits are clearly marked and accessible.
3. Inspect Recreational and Amenity Areas :-
- Gym or Fitness Center: Check equipment for proper functioning and cleanliness. Inspect flooring for wear and tear, and ensure sanitizing wipes are available.
- Swimming Pool: Check water clarity and chemical balance. Ensure that safety equipment (life rings, etc.) is in place and that poolside areas are clean and slip-resistant.
- Clubhouse or Community Room: Ensure the area is clean, furniture is in good condition, and audiovisual equipment (if any) is functional.
- Play Areas: Inspect playground equipment for safety and cleanliness. Check for any hazardous materials, such as broken glass or sharp objects.
4. Inspect Utility Areas :-
- Mechanical and Electrical Rooms: Check that all systems (HVAC, electrical panels, etc.) are functioning correctly. Look for any signs of leaks, overheating, or unusual noises. Ensure that access to these areas is restricted to authorized personnel only.
- Water Supply and Plumbing: Check for any leaks, Ensure that water pressure is adequate and that there are no signs of corrosion or rust in the plumbing. Check whether STP and WTP Plant parameters are as per reports given by MSTs
- Waste Management Areas: Inspect garbage disposal areas for cleanliness and proper waste segregation. Ensure that trash is regularly removed and that there are no issues with odor or pests.
5. Exterior and Grounds :-
- Landscaping: Inspect lawns, gardens, and plants for health and maintenance needs. Check for proper irrigation and drainage, and ensure pathways are free of debris.
- Parking Areas: Ensure parking lots are clean, with clear signage and no potholes or cracks. Inspect lighting for coverage and functionality, particularly in the evening or night-time inspections.
- Building Exterior: Look for signs of wear and tear, such as cracks, peeling paint, or damaged siding. Inspect windows and doors for proper sealing and functionality.
6. Resident Interaction :-
- Engage with Residents: If you encounter residents during the walk-around, take the opportunity to ask if they have any concerns or issues that need addressing. Make note of any feedback and follow up promptly.
- Notice Boards and Communication: Ensure that all notice boards are updated with relevant information, such as maintenance schedules, safety tips, or community events. Check for any resident notices or complaints that need attention.
7. Document and Report Findings :-
- Take Notes and Photos: Document any issues or areas that require attention, including taking photographs for visual records.
- Prioritize Issues: Identify urgent issues that need immediate action and those that can be scheduled for routine maintenance.
